Dues are critical to maintaining common areas and to continue to enhance our collective property values.
Our deed restrictions allow for an assessment of late fees and filing of a lien on delinquent homes. The Council waived this ability during COVID to provide relief to homeowners. However, due to the increasing outstanding balances of a few, the Council will reinstate this ability. The reinstatement will be effective January 1, 2025.
At that time, to be fair to all who have paid, late fees of 20%, per month, will be assessed on delinquent dues, in accordance with the deed restrictions. Additionally, a lien will be filed on homes with an outstanding balance in excess of an amount to be determined by the Council. The cost of filing the lien will be added to the balance due.
The reinstatement of late fees encourages accountability and fairness for all homeowners. This policy is not intended to be punitive, but rather to maintain equitable responsibility and ensure we can meet our community's needs consistently.
